Why this guide exists

There is a lot being written about Summit Farms right now, most of it by people reading the same public materials you are. This guide is different for one reason: I represent the community.

Where it actually is

The Preserve sits on the east side of Davidson, near the intersection of Shearer Road and East Rocky River Road, adjacent to the River Run corridor. That location matters more than the marketing usually explains.

You are minutes from downtown Davidson and Davidson College, which means walkable restaurants, the Green, and college-town energy without living in the middle of it. You are close to I-77 for the Charlotte commute. And you are on the side of Davidson that still reads as open land: trees, pasture, long views, and a genuinely quieter road network.

Most Davidson buyers are choosing between in-town lots (small, expensive, no land) and larger acreage further out (land, but a real drive to anything). The Preserve is one of the few places that splits the difference.

What "agrihood" means here, specifically

The word gets used loosely. At Summit Farms it means something concrete.

The development is built around a working organic farm of roughly 10 acres, called The Garden, growing produce, flowers, and herbs. That produce feeds the on-site market, deli, and restaurant. Residents and visitors can walk the crop fields. Trails and greenways run through the property and connect the residential side to the Village.

This is a farm-to-table development in the literal sense, not a community with a decorative barn at the entrance. The vision comes from the team behind Summit Coffee, a Davidson brand that started in town and is relocating its headquarters and roasting operation here.

The residential side: The Preserve

The Preserve is the low-density neighborhood within Summit Farms: approximately 56 single-family estate homesites, sited among mature oaks and open space, with an architectural direction best described as curated farmhouse with a modern hand.

What determines a homesite's price

Lots in a community like this do not price on square footage alone. The variables that will move the number most:

  • Position relative to the farm and the Village (walkability is the premium here)
  • Lot orientation and long views across preserved land
  • Interior versus perimeter siting, and what backs up to the lot
  • Trail and greenway frontage
  • Topography, which in this part of Davidson affects buildable area and foundation cost

The Builder Guild

Summit Farms is being delivered through a Builder Guild, a curated roster rather than a single production builder. This is a meaningful structural choice: it means custom homes, varied architecture, and no repeated elevations down the street. It also means your builder selection is a real decision, not a formality.

The Builder Guild consists of Royal Building Group, Augusta Homes, Plattner Builders, Eric John Builders, and Holliday Homes.

The questions buyers ask about the Guild, which the page should answer directly:

  • Can I bring an outside builder, or is the Guild exclusive? No, you must build with one of our preferred builders.
  • Am I buying the lot and the home together, or separately? Yes, you will purchase the lot and choose a builder.

Timeline: what is actually happening, and when

Summit Farms is a three-phase development. Here is the sequence as it stands.

Now (mid-2026) Infrastructure, trails, and greenway construction is underway. Site work is progressing on the Village and the farm.

August 27th and 28th, 2026 Exclusive on-site property tour, by invitation. This is the first real opportunity to walk the land, see the topography, meet the builders, and understand which parts of the property you actually want.

Fall 2026 and beyond New home opportunities and homesite releases begin.

Spring/Summer 2027 The first phase of Village retail opens.

A realistic note on move-in. Homesite release is not the same as move-in. Between contract and keys sits builder selection, design, permitting through Mecklenburg County, and construction. For a custom home of this caliber, plan on a meaningful runway from lot purchase to occupancy.

The Village: what is being built and in what order

The Village is the commercial and social heart of the development, designed as a walkable gathering area inspired by small European towns. Phase one includes the first three buildings:

Greenhouse Market. A multi-use building of roughly 6,800 square feet housing a grocery store, a deli, a wood-fired pizza restaurant, an ice cream shop, and a bookstore operated by a separate owner.

Summit Coffee headquarters and roastery. Approximately 7,000 square feet, anchoring the development. Summit Coffee is consolidating operations currently split between a Cornelius roasting warehouse and co-working office space.

Silly Goose Bakeshop. Roughly 3,000 square feet of retail, showcasing Summit's bakery program.

Alongside these, multiple outdoor gathering areas: a play area near the bakery, an open piazza-style space, and a landscaped beer garden.

For a Preserve resident, the practical version of this is walking or biking to coffee, groceries, dinner, and a bakery without getting in the car. In the Lake Norman area, that is genuinely rare outside of a downtown.

Who this community is right for

This is a strong fit if you:

  • Want land, trees, and quiet without giving up walkability
  • Are prepared to build custom and are interested in the design process
  • Value Davidson specifically: the college, the downtown, the school conversation
  • Are comfortable buying into a vision that is still being delivered, with the upside that comes from being early
  • Want a genuinely low-density neighborhood in a market that keeps building the opposite

Questions buyers ask most

What is the difference between Summit Farms and The Preserve at Summit Farms? Summit Farms is the entire development: the working farm, the Village commercial center, and the residential neighborhood. The Preserve is specifically the residential side, the approximately 56 estate homesites.

How many homesites are there? 56 single-family lots.

What do homesites cost? Lots will begin in the $600K range. Buyers can expect to pay $2.5M - $4.5M+ for a finished custom home.

What will a finished home cost? Finished pricing depends on lot, builder, square footage, and specification level.

Can I use my own builder? No.

When can I move in? Homesite releases begin fall 2026. Move-in depends on your builder, design timeline, and permitting.

Is this a good investment? Early-phase communities carry both the upside of first access to the best lots and the risk of a timeline that moves. What I can tell you is that low-density land close to downtown Davidson is a genuinely finite commodity, and the Village component gives this project a demand driver that most residential developments do not have. Whether that math works for you depends on your holding period and your tolerance for building.

  • Preview access to new home offerings as they launch in fall 2026 and beyond
